Adaptive reuse is the process of adapting old structures for purposes other than those initially intended. This is what the Troy Architectural Project (TAP) had in mind when they developed an old school building in South Troy into affordable housing units. However as with many old building in the northeast there was significant lead present in the existing coating on the buildings. When a new roof was being installed they decided it was time to paint the exterior and that's when we were brought in.
The old coatings on the cornice and trim were scraped and sanded down to a clean surface using all current EPA, OSHA and HUD regulations. This was very important as the building was occupied with families during the work.

The surfaces were then coated with an epoxy primer and topcoated with an acrylic urethane topcoat. This high performance system will ensure that the surfaces will not need repainting for many years. This extra expense of using the high performance system will pay for itself in no time as a project like this has very high scaffolding and labor costs in relation to the material costs so every year of additional coating life is a major savings.
